Welcome to my Big Rapids Real Estate Blog: Shouldn't "Waterfront" Be Near the Water

Shouldn't "Waterfront" Be Near the Water

Shouldn't "Waterfront" Be Near the Water

One of the most confusing and often misunderstood categories in our MLS is "Waterfront". One would think it would be a no brainer with the answer to two simple questions.

1. Is there water?
2. Does the water actually touch the parcel?

Amazingly enough that one word takes on a life of it's own and can mean anything from "private frontage right on the lake" to  "down the road around the corner next to the house that can almost see the water". Waterfront should mean you have direct water frontage and Water Access should mean you have access to the water but as we all know that one word can take on a variety of actual descriptions. Often when calling on waterfront cottages I will actually call the list agents and only about 35% of the cottages listed as waterfront actually have water touching their lot.

Then there is the whole "Park Area" that some lakes have around the waters edge so no parcel is actually waterfront but every home for sale is listed as Waterfront. I am sure out there somewhere there exists a MLS that has found a cure to the Waterfront Blues and I would love hearing about it. Change only happens when we strive for better and I know there is a better way to categorize Waterfront listings than the current method.

Nothing better than water veiws.

If you stand at this corner of the house when the leaves have fallen and Jim 3 houses down has trimmed the tree tops and the wind is just right.

There it is , did you see it.  Oh sorry the flag is blowing just right from the house 2 doors down. Just wait till the wind changes.

Got to love it

Enjoy the day

Randy, You made a great point with the MLS system.  There should be a way to mark it water access.  If I have a home with water view, I put a photo of the view in the MLS.

Randy, water frontage, water access and water view all can be very vague in MLS descriptions. Webster's definitions should definitely apply here. Thanks.

Randy,  How about water access which is Public.    In my book, if you are going to mark water access then you should have deeded access.    In discription, you can note that Public Access is close by.
