This truly could be the best timing for a home buyer in our lifetimes. While inventories are still huge, foreclosures abound and prices are still at bottom this is the perfect time to consider buying. Add in the tax incentives for not just first time home buyers but some existing buyers and it just don't get better than this. I am seeing lakefront homes that normally would be $150K easy now listed for under $100K. Short sales are everywhere and sellers are finally getting the hint they are not going to make a huge profit and some accept they will be taking a loss. Taking advantage of this timing will take a little timing on the buyers part too. Right now you should be getting prequalified so in the event a super deal pops up you will be able to jump on it cause while it is a perfect time to buy there are all sorts of investors and home buyers waiting for the same super deal as you. I have seen a few extreme deals that I called on the day they were listed and they already had offers on them so be ready to pounce when the deal is born. I work with a lot of buyers so I check the new listings at around 4am every morning, 7 days a week. I have a hot sheet of buyers and investors and what they are looking for and when I get a match it is off to the races. Timing is everything. Most deals are contingent on inspections and financing so I generally do a quick walk through and get an offer in same day if possible. There is time to inspect after a deal is struck. With the number of buyers out there it is getting to be a common occurrence to have a multiple offer situation where all potential buyers are given a chance to give their "highest and best" offer and the seller picks the best deal for him and proceeds. One offer is chosen to work with and the rest are back up offers.
