You know the scenario...you call on a hot property your client really wants to see but you are told "Sorry, we have an accepted offer on that one", but don't worry, they will call you if anything changes. Twice in the last few months this has happened. Both times the deal fell apart and neither time did anyone let me know. The second time cost me a client because I didn't let them know it was back on market. It never showed up on my radar because the list agent never marked it "Pending" so as far as the MLS was concerned it couldn't be "Back on Market" if it was never Off of the market. As hard as buyers are to come by one would think taking a few notes as to who all has inquired about your listings and following up would be a no brainer but apparently it is more of a challenge than I thought. If for whatever reason you choose to NOT mark a listing Pending, at least keep a list of who all wanted to see it and let them know it is BOM. Could be the difference between making a sale and making fellow agents angry. Best of luck in all you do and thanks for reading.
